A Village of 1970s and 1980s Roofs — and a Lot of Townhomes

Streamwood incorporated in February 1957 and did most of its growing in the two decades that followed: 39% of the village's 13,400 housing units were built between 1970 and 1989, with a median year built of 1981. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

Streamwood also has an unusually high share of attached housing — 23.6% of its units are single-family attached, meaning townhomes and rowhomes. That is the second-highest share of any town we serve, and it changes the job completely.

Townhome and association roofing is not just a bigger version of a house. It involves shared roof planes across multiple owners, board approval, phased work so residents keep access, party-wall flashing details, and an association budget that has to be defensible to the membership. We produce scope documents that a board can actually put to a vote, and we phase the work so the whole complex is not torn open at once.

Streamwood Was in the June 2026 Wind Corridor

June 24, 2026. The National Weather Service's summary for that evening describes concentrated corridors of wind damage with estimated straight-line gusts of 70 to 75 mph through the Streamwood, Bartlett and Hanover Park areas. An uprooted tree was logged in Streamwood at 6:35 PM.

July 27, 2026. Trees and power lines were reported down in Streamwood at 11:34 AM.

June 10, 2026 — derecho. A tree was downed onto power lines in Streamwood at 3:37 PM.

Seventy-mile-per-hour wind does not usually strip a roof bare. It breaks seal strips, lifts and drops shingles, tears flashing loose and pulls ridge caps. From the ground the roof looks fine. The damage shows up as a leak the following spring, by which time the claim window may have closed. If your Streamwood roof was under that corridor, get it looked at.

Permits in Streamwood

The Village of Streamwood's Community Development Department at 301 E. Irving Park Road (630-736-3843) explicitly lists repairing or replacing a roof among the work that requires a permit. The village charges no fee to submit an application; fees are assessed after the application is approved, based on the inspections required.

DFC Roofing pulls the Streamwood permit, schedules the inspection and meets the inspector. Our Illinois roofing license is 104.004825.

Streamwood Roofing Questions

Do you do townhome and homeowners association roofing in Streamwood?
Yes, and it is a large part of what we do here — 23.6% of Streamwood's housing is single-family attached. We provide scope documents a board can vote on, phase the work so residents keep access, and handle party-wall flashing properly rather than caulking over it.
My roof looks fine after the June 2026 storm. Should I still have it checked?
Yes. The Weather Service put estimated 70–75 mph straight-line winds through Streamwood on June 24, 2026. That speed breaks shingle seal strips without necessarily removing shingles, so the roof looks intact from the driveway and fails in the next storm. The estimate is free.
Do I need a permit to replace my roof in Streamwood?
Yes. The village lists roof repair and replacement as permit work. There is no fee to submit the application; fees are set after approval based on the inspections needed. We handle the whole process.
