What We Need to Price Accurately

The essentials. Building address, approximate roof area, building use, and how you found the problem — a leak, a survey, an insurance claim, or a planned capital replacement.

If you have them. A roof plan or building drawings, any existing specification or scope of work, previous roof reports or core sample results, warranty documents on the existing roof, and photographs of any active problem.

Constraints we should know about early. Occupancy and operating hours, access limitations, crane or staging restrictions, a fixed completion date (a summer window, a lease turnover, a seasonal shutdown), and prevailing wage or bonding requirements.

The commercial framework. Whether this is competitively bid or negotiated, when you need the number, and when a decision will be made. If you are collecting three bids we would like to know that — it changes nothing about our price and it helps us give you a scope that is genuinely comparable to the others.

None of it is mandatory. Send what you have; we will ask about the rest.

How We Bid

1. Site visit. Somebody gets on the roof. We do not bid commercial work off satellite imagery, and any bid you receive that was produced without a site visit should be treated with suspicion.

2. Investigation where it matters. On low-slope roofs we take core samples to establish the number of existing layers and whether the insulation is wet. It is the difference between a re-cover and a tear-off, which on a large roof is the difference between two very different numbers.

3. A written scope. System, membrane thickness, insulation type and R-value, attachment method, edge detail, penetration and curb detail, drainage, warranty term and type. Written so it can be compared line for line against another contractor's bid.

4. Unit prices for the unknowns. Deck and insulation replacement priced per unit up front, so that if we open the roof and find rot, the cost is something you already agreed rather than something invented on the day.

5. Schedule and phasing. Including how we intend to dry the roof in each night and how we will work around your building's operation.

What We Will Not Do

We will not bid a scope we think is wrong just because it is what was specified. If a specification calls for recovering a roof whose insulation we believe is saturated, we will bid it as specified and tell you in writing why we think it will fail. You can do what you like with that, but you will have it.

We will not offer to pay, rebate or discount an insurance deductible. It is prohibited in Illinois under 815 ILCS 513/18(b).

We will not give you a firm number without seeing the building. We can give you a planning range over the phone, clearly labelled as such.

Request a Bid Questions

How quickly can you turn around a commercial bid?
For a straightforward building, usually within a week to ten days of the site visit. Larger or more complex projects, or anything needing core sampling and lab analysis, take longer - we will tell you the date when we visit rather than leave you guessing.
Do you bid public and prevailing wage work?
Yes. We bid to specification, provide submittals and product data, and produce closeout documentation. Tell us the requirements with the invitation.
Will you visit the site before quoting?
Always, for commercial work. We do not bid commercial roofs off satellite imagery, and we would be cautious of anyone who does.
Can you provide certificates of insurance and bonding information?
Yes, on request. DFC Roofing is licensed in Illinois (license 104.004825), bonded and insured.
