What commercial roofing systems does DFC Roofing install?
Carlisle SynTec EPDM and TPO single-ply membranes (we're an authorized applicator, which lets us offer Carlisle NDL warranties), steep-slope shingle and cedar for pitched commercial roofs, and architectural sheet metal — coping, gravel stop, gutters, scuppers and flashings. We also do repairs and maintenance on existing EPDM, TPO and modified bitumen roofs.
What is a Carlisle NDL warranty?
NDL stands for No Dollar Limit. It's a manufacturer warranty on materials and labor with no cap on the repair cost, available only when the system is installed by a Carlisle-authorized applicator to Carlisle specifications and inspected by Carlisle. Term lengths vary by system; we'll spec the option that fits your building and budget.
Should I repair, recover or replace my flat roof?
It depends on the age of the membrane, how much wet insulation is under it, and how many layers are already there. Localized seam and flashing failures on a roof with dry insulation are repairs. A tired but dry roof may be a candidate for a recover. Widespread wet insulation or multiple layers mean tear-off and replacement. We start with an inspection — and core cuts or moisture scans when warranted — and give you a written recommendation.
How often should a commercial roof be inspected?
Twice a year, spring and fall, plus after significant hail or wind. Drains and scuppers should be checked more often. We offer maintenance inspections with photo reports for property managers and building owners; they extend roof life and keep manufacturer warranties in good standing.
Do you handle storm damage and insurance claims on commercial buildings?
Yes. We inspect and document hail and wind damage on membrane, metal and steep-slope roofs, provide emergency tarping and temporary repairs, meet the adjuster on the roof and complete the approved scope. See our storm damage page.

WASTE REDUCTION
Currently the greatest step that a construction company can take to decrease its environmental impact is to reduce the amount of construction waste that makes it to landfills. At Dyna-Flow we take every available avenue to recycle construction waste.
- Recycling all old metal and asphalt using local recyclers.
- Returning all excess purchased material to suppliers and maintaining storage for excess materials that cannot be returned to be used on future projects.
GREEN CONSTRUCTION
We are growing our line of green roofing options and it is our goal to be a leader in Chicago’s green roofing market. We install highly reflective white TPO and EPDM membranes that cut cooling costs, and we offer Carlisle SynTec Roof Garden vegetative roofing systems on request.
