Two Booms, Two Very Different Roofing Jobs

Carpentersville's 11,863 housing units split almost evenly between two eras: 38.8% built between 1940 and 1969 and 39.1% built between 1990 and 2009, with very little since 2010. The median year built is 1976. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

The first of those numbers is the Meadowdale era — the subdivision built and annexed in the mid-1950s, with the Meadowdale Shopping Center opening in May 1957. Those houses are now 65 to 70 years old. They typically have simple gable roofs, original board or early plywood decking, minimal attic ventilation by modern standards, and often more than one layer of shingles.

The second number is the westward growth past Randall Road in the 1990s and 2000s. Those homes are on their first replacement now — original builder shingles, 25 to 30 years old, usually still one layer, usually a straightforward tear-off.

The two jobs price very differently, and any contractor quoting Carpentersville off a satellite image without knowing which side of that line your house is on is guessing.

Recent Storms Over Carpentersville

June 10, 2026 — derecho. The National Weather Service logged a measured 65 mph gust two miles north of Carpentersville at 3:20 PM, with trees downed onto the road. The wider system produced 80–85 mph winds across the region and structural damage including roofing material torn from buildings further east.

Sixty-five miles per hour is enough to break the seal strip on aged shingles even where nothing visibly blows off — particularly on the 1950s Meadowdale-era roofs, where the shingles have already lost flexibility. It is worth a look.

Carpentersville Roofing Questions

My house is in the Meadowdale area. What should I expect on a tear-off?
Meadowdale-era homes date to the mid-1950s, so we plan for older decking and often more than one existing layer. We quote decking replacement as a per-sheet unit price up front, so if we open the roof and find rot you already know the cost. We also check attic ventilation, which on houses of that age is very often inadequate.
I'm in a 1990s subdivision west of Randall Road. Is my roof due?
Probably worth checking. About 39% of Carpentersville's housing went up between 1990 and 2009, so a lot of original builder shingles in that area are now 25 to 30 years old. Usually it is a clean single-layer tear-off. The estimate is free.
Do I need a permit to replace my roof in Carpentersville?
Yes. The village's Community Development Department issues roof permits and accepts them electronically. We handle the application and the inspection.
