CSI MasterFormat Sections We Work In
We bid and install to specification across Division 07 — Thermal and Moisture Protection. The sections that come up most often on projects in this area:
07 22 00 Roof and Deck Insulation — polyiso, tapered systems, cover board.
07 31 13 Asphalt Shingles — steep-slope commercial, multifamily and institutional.
07 52 00 Modified Bituminous Membrane Roofing.
07 53 23 EPDM Membrane Roofing — fully adhered, mechanically attached, ballasted.
07 54 23 TPO Membrane Roofing — heat-welded thermoplastic.
07 61 00 Sheet Metal Roofing — standing seam and architectural panel.
07 62 00 Sheet Metal Flashing and Trim — coping, fascia, counter-flashing, custom fabrication.
07 71 00 Roof Specialties — edge metal, scuppers, expansion joint covers, walkway pads.
07 72 00 Roof Accessories — curbs, hatches, vents.
If your section numbering differs, send it as written. We bid what is specified.
What We Can Furnish for a Submittal Package
Product data for the specified membrane, insulation, cover board, fasteners, adhesives, edge metal and accessories, in manufacturer’s current published form.
Shop drawings — roof plan with slope and drainage, tapered insulation layout and thickness schedule, membrane sheet layout, fastening patterns with perimeter and corner enhancement, and details at curbs, penetrations, parapets, expansion joints, scuppers and terminations.
Samples of membrane, cover board, edge metal profiles and finish colors where the specification calls for them.
Manufacturer certifications — our Carlisle SynTec authorized applicator status, plus written confirmation that the proposed assembly qualifies for the warranty type specified.
Warranty sample — the actual warranty document for the term and type specified, so the owner can read the exclusions before award rather than after.
Qualification statements — Illinois roofing license 104.004825, certificates of insurance, bonding information, and project references of comparable scope.
Closeout — executed warranty registration, as-built roof plan, maintenance instructions and the manufacturer’s inspection report.
Three-Part Section Format
Where a specification section is being written or updated, we are happy to review a draft and comment before it goes out to bid. The usual three-part structure and the items most often left ambiguous:
Part 1 — General. Scope and related sections; references (ASTM, FM, UL, NRCA, SMACNA); performance requirements including wind uplift design pressure and the FM or UL assembly number; submittals; installer qualifications; warranty type, term and wind speed rider; pre-installation conference; and delivery, storage and handling.
Part 2 — Products. Manufacturer and acceptable alternates; membrane type, thickness in mils and color; insulation type, R-value and board thickness by layer; cover board; fasteners and plates; adhesives; edge metal and its ANSI/SPRI ES-1 compliance; walkway protection; and sealants.
Part 3 — Execution. Examination and substrate acceptance; deck preparation; insulation attachment with staggered joints; membrane installation and seam requirements; flashing and termination details; daily dry-in and temporary water cut-off; field quality control and seam probing; protection of adjacent work; and cleanup.
In our experience the three items most often missing from a section — and the three most likely to cause a change order — are the wind uplift design pressure, the tapered insulation requirement for positive drainage, and a stated procedure for unforeseen deck repair. We will flag those in a draft review.
Substitution Requests and Bidding to Spec
We bid what is specified. Where we believe a specified assembly will not perform — a re-cover detailed over insulation we have reason to believe is wet, an edge condition that will not meet the uplift pressure, or a warranty term the named manufacturer will not actually issue for that assembly — we bid it as written and submit the concern in writing.
You can do what you like with that, but you will have it before award rather than as a claim afterwards.
Where a substitution is genuinely warranted we submit it in the format the specification requires, with a side-by-side comparison of the specified and proposed products against every performance criterion in Part 2, plus any cost or schedule effect. We do not submit “or equal” requests without that comparison.
Existing-Roof Investigation Before You Specify
On a re-roof or re-cover project, the single most useful thing that can happen before the section is written is a core sample investigation. A core takes ten minutes and tells you what a visual survey cannot: how many existing layers are present, the deck type and condition, and whether the insulation is wet.
That determines whether the project is a re-cover or a full tear-off — which on a large roof is the difference between two very different budgets, and it is far better established at design stage than discovered as a change order in week three.
We provide core sampling with a written report and photographs, including patched core locations, as a standalone service on projects we are not bidding. Ask and we will quote it.
How to Request Specification Support
Email mike@dfcroofing.com or call (630) 289-2224. For drawings or a draft section, email is easiest.
Useful to include: project name and address, building type and approximate roof area, whether it is new construction or re-roof, the warranty type and term the owner wants, your bid or issue date, and any existing roof information you already hold.
