Roofing for Property Managers & Building Owners
Property managers do not have a roofing problem. They have a documentation problem, a budget-cycle problem, a tenant-disruption problem and an owner-approval problem — and a roof sitting in the middle of all four.
We have worked with managers, owners and associations across the western suburbs since 1979, and this page is about the parts of the job that are not the roof.

What You Actually Need From a Roofer
An assessment you can forward. Photographs, a plain description of the condition, an opinion on remaining life and a recommendation with a cost range. Something you can attach to an email to an owner without rewriting it first.
A scope that can be competitively bid. If you need three numbers, you need all three bidding the same work. We will write a scope that specifies the system, the insulation, the edge detail and the warranty so that the bids are actually comparable — even though that makes it easier for someone to undercut us.
Phasing that respects occupancy. Tenants need access, parking, and not to have a tear-off over their heads on a day that matters to them. We plan around the building.
One number to call. A project manager who knows your building, not a dispatch queue.
Budget Cycles and Capital Planning
Roof replacement rarely happens in the year someone first notices the problem. It happens in the budget cycle after that, which means the useful thing a roofer can give you in year one is a defensible number and a defensible timeline.
We provide condition assessments with remaining-life estimates and cost ranges for planning, and we will tell you honestly when a roof has three more years in it rather than pushing for the replacement now. That is not altruism — a manager who trusts our assessment calls us for the replacement when it does come due.
For portfolios, we can assess multiple buildings together and give you a ranked list: what needs doing this year, what can wait, and what needs watching. That is usually more useful than a single quote.
Emergencies, and What Happens at 2am
Water coming through a tenant's ceiling is the reason property managers keep a roofer's number. What matters then is response, temporary protection, and documentation for the insurance claim — in that order.
We do emergency tarping and temporary repair, we photograph everything before we cover it, and we provide the documentation your carrier will ask for. Buildings on our Roof Care Program get priority in the queue after a storm, which is exactly when the queue gets long.
Kane County took two derechos and a tornado outbreak in 2026. After events like that, every roofer in the county is booked. Queue position is worth something.
Insurance Claims, and One Thing We Will Not Do
We meet adjusters on the roof, we document damage with dated photographs, and we provide scope and pricing in the format carriers expect. That part is routine.
Here is the part that is not routine, and it is worth knowing who you are dealing with. We will never offer to pay, rebate or discount an insurance deductible. Doing so is prohibited in Illinois under 815 ILCS 513/18(b), which bars a contractor from advertising or promising to pay any portion of a deductible, including through an allowance or discount against fees.
If a contractor bidding your building offers deductible help, they are offering to break state law on your behalf — which is worth thinking about in the context of everything else they will be doing out of your sight, on a roof, for six weeks.
