DFC Roofing project

Roofing Contractor in Pingree Grove, IL

Pingree Grove takes its name from Andrew and Daniel Pingree, who arrived in 1838; Daniel and Hannah platted the village in 1882 and it incorporated in January 1907. For most of the century that followed it stayed very small. Almost everything you see today was built in the last 25 years.

The Newest Housing Stock We Work On — and the Most Townhomes

Pingree Grove has about 3,637 housing units with a median year built of 2010 — newer than anywhere else we serve. 50.2% has gone up since 2010 and another 43.6% between 1990 and 2009. Remarkably, the village has essentially no housing at all from 1970 to 1989. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

It also has the highest share of attached housing in our service area — 41.5% single-family attached, against 56.3% detached. Owner-occupancy runs about 98.5%.

Most of that is one master-planned development. Cambridge Lakes accounts for roughly 3,000 homes, including Carillon at Cambridge Lakes, a 55+ community of about 943 homes built between 2007 and 2019 — a mix of single-family and attached product, with more still being built in the north sections.

What that means practically: a great deal of the roofing work here is association work, not individual homeowner work. Shared roof planes across multiple owners, board approval, phased scheduling so residents keep access, and party-wall flashing that has to be done properly rather than caulked over.

Storms Near Pingree Grove

Honestly: no National Weather Service ground report names Pingree Grove in 2025 or 2026. We are not going to imply otherwise — plenty of contractors will tell you your town was hit based on a radar-estimated hail swath, which covers a far wider area than any actual damage. We only publish observed reports.

What is verified is that the June 10, 2026 derecho tracked directly across this corridor. A personal weather station at Gilberts, about four miles east, recorded a measured 63 mph gust at 3:15 PM. Two miles west-northwest of Hampshire, a tree branch came down on power lines at 2:55 PM. Two miles north of Carpentersville, a measured 65 mph gust at 3:20 PM.

So the storm went over. Whether it did anything to your particular roof is a question only an inspection answers, and ours is free.

Permits in Pingree Grove — Published Fee

Pingree Grove publishes its roofing fee: $110.00 for a residential replacement or additional layer, including two inspections, under the village's building fee ordinance. Additional inspections beyond those two are billed separately.

We pull the permit and meet both inspections. Our Illinois roofing license is 104.004825.

Repairs, Not Replacements

With a median build year of 2010, most of Pingree Grove does not need a new roof, and we are not going to pretend otherwise to sell one.

What newer roofs here do need are the components that fail first on builder-grade work, usually somewhere between year 12 and year 20: cracked pipe boots and failed collars, lifted or missing ridge caps, storm-damaged shingles, valley wear, and ice-dam damage at eaves where the original ice-and-water coverage was minimal.

Those are repairs. Done properly, they buy you another decade. The oldest part of the village — the earliest Cambridge Lakes phases from the mid-2000s — is the section now genuinely approaching first replacement.

Pingree Grove Roofing Questions

Do you work with the Cambridge Lakes and Carillon associations?
Yes. Pingree Grove is 41.5% attached housing and most of it sits under an association, so board-level work is normal for us. We provide scope documents a board can put to a competitive bid, phase work across buildings so residents keep access, and are happy to present at a board meeting before anyone commits.
My house is barely 15 years old. Why would I call a roofer?
Usually for a repair rather than a roof. Pipe boots, collars and ridge caps are the first things to fail on builder-grade roofs, typically between years 12 and 20, along with storm damage. We would rather fix those properly and see you in ten years.
Was Pingree Grove hit by the 2026 storms?
No National Weather Service ground report names Pingree Grove in 2025 or 2026, and we will not claim otherwise. What is documented is that the June 10, 2026 derecho crossed this corridor, with measured gusts of 63 mph at Gilberts and 65 mph near Carpentersville on either side of the village. Whether it affected your roof takes an inspection to answer.
