DFC Roofing project

Roofing Contractor in East Dundee, IL

East Dundee sits on the east bank of the Fox River, incorporated in 1871 — four years after West Dundee across the water. The old Chicago & North Western railbed through town is now the Fox River Trail, and the 1984-rebuilt depot still anchors the downtown.

DFC Roofing is about 20 minutes south in South Elgin, straight up Route 31 along the same side of the river.

Three Housing Eras in One Small Village

East Dundee has about 1,543 housing units and an unusually even spread across eras: 15.6% predates 1940, 16.3% went up between 1940 and 1969, 13.5% in the 1970s and 80s, 34.3% between 1990 and 2009 and another 20.3% since 2010. The median year built is 1993. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

It also has the highest share of apartments of any village we serve — 17.9% of units are in buildings of 20 or more, with a further 15% in townhomes. Owner-occupancy is 69.3%, the lowest in our Kane County service area.

For roofing that means three different jobs inside one small village. The pre-war housing in the historic core has steep pitches, dormers, board decking and often more than one existing layer. The 1990s and 2000s subdivisions are straightforward first-replacement tear-offs. And the townhome and apartment stock is association or owner work, priced and scheduled completely differently.

Much of the older downtown was built from the distinctive yellow brick of the Dundee Brick Company. On masonry like that, step flashing and counter-flashing detail matters more than the shingle you pick — it is where the water actually gets in.

Storms Near East Dundee

We will be straight with you: no National Weather Service ground report names East Dundee specifically in 2025 or 2026. Reports come from trained spotters and measured stations, and a village of 3,100 generates few of them. That is an absence of reporting, not evidence your roof is fine.

The verified reports immediately around the village tell the real story. June 10, 2026 — derecho: a measured 65 mph gust two miles north of Carpentersville at 3:20 PM, with trees down onto the road. June 24, 2026: wind damage at West Dundee, directly across the river, with a 55 mph gust at 6:14 PM. July 27, 2026: one-inch hail one mile south of West Dundee at 10:58 AM and a measured 54 mph gust one mile west at 11:24 AM.

West Dundee is a few hundred yards away across the Fox. If those storms hit there, they crossed East Dundee.

Permits in East Dundee

Roofing work is permitted through the village's Building Department at 120 Barrington Avenue (847-426-2822, ext. 2), open Monday to Friday 8:00 AM to 4:00 PM. The village works to the 2021 International Residential and Building Codes.

East Dundee does not publish a roofing permit fee online, so we confirm the current figure with the building department for your address before we quote — we would rather tell you the real number than a guess.

One thing worth knowing if you are downtown: the village adopted Historic District Guidelines in April 2025, and the Planning, Zoning and Historic Commission has authority over the district. Whether roofing materials fall under that review is something we check with the village before quoting a historic-core property, rather than finding out afterwards.

Commercial Roofing in East Dundee

DFC Roofing is a Carlisle SynTec authorized applicator, which means we can offer No Dollar Limit warranties on commercial single-ply work in East Dundee — EPDM and TPO flat roofs, architectural sheet metal and steep-slope commercial. We work with property managers, associations, churches, schools and building owners.

East Dundee Roofing Questions

Is East Dundee's historic district going to affect my roof?
Possibly, and it is worth finding out before you order materials. The village adopted Historic District Guidelines in April 2025 covering the downtown. We contact the village about design review before quoting a property in the historic core.
Do you do townhome and apartment roofing in East Dundee?
Yes. East Dundee has an unusually high share of multi-unit housing - about 18% of units are in buildings of 20 or more, plus 15% townhomes. We write scopes an association board or building owner can bid competitively and phase the work so residents keep access.
What does a roofing permit cost in East Dundee?
The village does not publish a roofing fee online. We confirm the current figure with the Building Department at 120 Barrington Avenue before quoting, and we pull the permit as part of the job.
