The DFC Roof Care Program — Commercial Roof Maintenance
Most commercial roofs are not replaced because the membrane wore out. They are replaced because a small failure at a seam, a curb or a drain went unnoticed for three years, soaked the insulation, and turned a $600 repair into a $90,000 tear-off.
The DFC Roof Care Program exists to stop that. On a schedule you choose — once, twice or four times a year — we inspect your roof, photograph it, clear the drains, handle the routine maintenance, and give you a written report you can put in front of an owner or a board. Published pricing starts at $895 a year.

What that buys on a 20,000 sq ft roof on Roof Care: two documented inspections ($1,700 at our standalone price), drain clearing on both visits ($300) and one waived emergency call-out ($300) come to $2,300 of work for $2,000 a year — before counting what the response target and the maintenance record are worth when something goes wrong.
Repairs beyond routine maintenance are quoted before we start and billed separately. Rates step down above 25,000 sq ft; portfolios get 10% off at 3 buildings, 20% at 6 and 30% at 10. Introductory pricing; we confirm square footage on a free roof survey before you sign. Illinois roofing license 104-004825.
What Happens on Every Visit
Scheduled inspections — once a year on Roof Watch, spring and fall on Roof Care, quarterly on Roof Asset Management. Spring, after the freeze-thaw cycle and before storm season, and fall, before winter closes in, are the two moments when finding a problem is worth the most.
A photographed written report after each visit: what we looked at, what we found, what we fixed, what needs watching and what needs budgeting. Dated and filed, so you have a documented maintenance history — which matters more than people expect when a warranty claim or an insurance claim comes up.
Drain, scupper and gutter clearing. Blocked drainage is the single most common cause of ponding, and ponding is the single most common warranty exclusion.
Routine maintenance on the visit — resealing at penetrations, re-securing loose edge metal and fasteners, and clearing debris. Anything beyond routine maintenance, such as seam repairs, flashing replacement or pitch pans, is photographed and quoted before we do it.
No emergency call-out charge and a response target set by your tier — 24 hours on Roof Care, 4 hours on Roof Asset Management. Program buildings go to the front of the queue after a storm, which is when queue position is worth the most.
Why This Protects Your Warranty
Manufacturer warranties, Carlisle's No Dollar Limit coverage included, carry maintenance obligations. They exclude damage caused by ponding beyond specified limits, by other trades working on the roof, and by lack of maintenance.
That last exclusion is the one that catches building owners. If a manufacturer's inspector arrives after a failure and finds blocked drains, damaged flashings that have clearly been failing for years, and no maintenance record at all, a No Dollar Limit warranty can become a no-dollar warranty.
A dated inspection record with photographs is the cheapest warranty insurance available. It is also, incidentally, exactly what a buyer's surveyor will ask for if the building is ever sold.
The Other Trades Problem
Nobody damages commercial roofs more reliably than the people servicing the rooftop units. HVAC techs, refrigeration contractors, electricians and telecoms installers are on your roof several times a year, and they are not roofers.
Dropped tools puncture membrane. Condensate lines get run across the roof and dam water. Curbs get opened and imperfectly re-sealed. Sheet metal screws end up on the roof surface and get walked into the membrane. None of it is malicious and all of it leaks.
Our twice-yearly inspection catches this while it is still a patch. We also photograph it, which occasionally proves useful in working out who should be paying for the repair.
Who It Suits
The program is designed for buildings where somebody other than the occupant is responsible for the roof: property managers with a portfolio, owner-occupiers of industrial and warehouse space, church and school boards working to an annual budget, and condominium and townhome associations.
It also suits any building where the roof is under a manufacturer warranty that you would like to remain valid.
