A Village Built Mostly in the 1990s and 2000s

North Aurora has about 7,232 housing units with a median year built of 2000. 54.4% was built between 1990 and 2009 and a further 13.8% since 2010; only about 4% predates 1940. Roughly 63% is single-family detached, with about 23% in multifamily buildings. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

That puts the bulk of North Aurora squarely in the first-replacement window right now. Original builder shingles from 1995–2005 are at 20 to 30 years, and in this climate that is the end of a realistic service life — especially on south and west elevations, which weather noticeably faster than the north side of the same roof.

The multifamily and townhome share also means a meaningful amount of association work here. We write scopes a board can bid competitively and phase the work building by building.

Recent Storms Over North Aurora

June 8, 2025 — Batavia microburst. Hail was reported three miles northwest of North Aurora at 2:57 PM (estimated 0.75 inch) and two miles northeast at 3:01 PM. The parent storm peaked at a measured 83 mph near Batavia with hail estimated to 2.50 inches.

July 24, 2025. The National Weather Service logged multiple trees downed on the east side of North Aurora, including a tree downed onto a house.

A tree strike is obvious. The hail from June 2025 is not — three-quarter-inch hail rarely leaves marks you can see from the ground, but it removes granules and shortens the roof's remaining life. If your roof was already 20 years old in 2025, that storm may have taken several years off it.

Permits in North Aurora — and a Requirement Worth Knowing

North Aurora publishes a $75.00 permit fee for roofing, siding and window work through its Community Development department.

Two of the village's submittal requirements are worth knowing as a homeowner. North Aurora requires a copy of the contract or proposal indicating that ice-and-water shield will be installed, and a copy of the contractor's State of Illinois roofing license.

That second requirement is a genuinely useful filter. Any contractor who cannot produce an Illinois roofing license cannot pull a permit in North Aurora — which is worth remembering when someone knocks on your door after a storm. Ours is 104.004825.

Commercial Roofing in North Aurora

North Aurora Roofing Questions

What does a roofing permit cost in North Aurora?
The village publishes $75.00 for its roofing, siding and windows permit. Submittal requires a copy of the contract showing ice-and-water shield will be installed and a copy of the contractor's State of Illinois roofing license. We handle all of it.
How do I check a roofer is licensed before I sign in North Aurora?
Ask for the Illinois roofing license number and look it up on the IDFPR license lookup. North Aurora will not issue a permit without a copy of that license, so anyone who cannot supply one cannot legally do the work. Ours is 104.004825.
My North Aurora subdivision was built around 1999. Is my roof due?
Quite likely worth checking. Over half of North Aurora's housing went up between 1990 and 2009, so original builder shingles across the village are hitting 25–30 years together. The June 2025 hail may also have taken life off it. The estimate is free.
