DFC Roofing project

Roofing Contractor in Huntley, IL — Including Sun City

Huntley began in 1851 when the Chicago and Galena railroad reached Thomas Stillwell Huntley's land — an excursion trip on September 5, 1851 marked the maiden voyage to “Huntley's Station.” The railroad made it a dairy center; the village incorporated in 1872 under Civil War veteran John S. Cummings.

Today it is a village of 28,000 whose housing is dominated by one development, and that changes how roofing works here. DFC Roofing is about 30 minutes southeast in South Elgin.

Sun City Is the Single Biggest Fact About Roofing in Huntley

Huntley has about 12,474 housing units — the largest of any village in our service area — with a median year built of 2004 and a striking 75.3% built between 1990 and 2009. Owner-occupancy is 88.9%; 73.1% is single-family detached and 18.1% attached. The median age of residents is 49.7 years. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

One development explains nearly all of that. Del Webb's Sun City Huntley is 5,489 homes built between 1998 and 2013 across 2,300 acres, age-restricted to 55 and over, mixing single-family, attached clubhomes and duplexes, and condominiums. That is roughly 44% of every housing unit in Huntley.

The roofing consequence is straightforward and large: a cohort of 5,489 homes is now 12 to 28 years old, all in one contiguous, HOA-governed community, reaching first and second replacement together. Original builder shingles from the 1998–2005 phases are at or past the end of a realistic service life in this climate.

We work in Sun City the way the community needs: quiet start times, driveways and landscaping protected, debris controlled daily rather than at the end of the week, and a clear written scope that a homeowner can take to the association. Where a row of attached clubhomes shares roof planes, we scope and phase it as association work.

Huntley Has the Most Documented Storm Activity in Our Service Area

June 24, 2026 — a brief tornado. The National Weather Service documented a brief tornado three miles west-southwest of Huntley at around 5:34 PM, with video showing debris lofted near a narrow funnel cloud and roof damage to a barn along Harmony Road near Brier Hill Road. The survey was still being finalized when the event summary was published, so no EF rating, path length or peak wind figure has been issued — we are not going to invent one. The same storm brought one-inch hail at 5:39 PM and 1.50-inch hail at 5:41 PM to the village.

July 4, 2026. Three miles south-southwest of Huntley at 2:25 PM, healthy trees were snapped near their base and corn was flattened, with winds estimated at 70 mph. Two miles south at 2:26 PM: trees down, fences down, wires and trees down south of Dhamer Drive.

June 10, 2026 — derecho. Large branches downed one mile northeast of Huntley at 3:02 PM.

April 14, 2026. One-inch hail at Huntley at 9:34 PM.

Inch-and-a-half hail is large enough to do real, immediate damage to asphalt shingles. If your roof was under the June 24 storm and has not been looked at since, that is worth 45 minutes of somebody's time.

Permits in Huntley

Permits go through Development Services at 10987 Main Street (847-515-5252), with an online permit portal. The village works to the 2018 International Residential and Building Codes.

Huntley's published fee schedule lists $103.00 for a multi-family roof replacement and $412.00 commercial, but has no single-family roofing line item — so we confirm the current figure with Development Services before quoting rather than guessing from the minimum-permit line.

Worth noting: Huntley's own roofing handout spells out that Illinois requires every roofing contractor to be licensed, and distinguishes a Limited license (residential, eight units or fewer) from an Unlimited license for everything else. That distinction matters on association work. Our Illinois roofing license is 104.004825.
