DFC Roofing project

Roofing Contractor in Sleepy Hollow, IL

Sleepy Hollow is unlike its neighbors on purpose. Floyd T. Falese bought Sleepy Hollow Farm in 1953 and developed it as a planned community; landscape architect Raymond W. Hazekamp laid out meandering roads without curbs or sidewalks, winding into cul-de-sacs to preserve the trees and the contours. Residents voted to incorporate in 1958 rather than be annexed to West Dundee.

DFC Roofing is about 20 minutes south in South Elgin, and the village's layout genuinely changes how we work there.

1970s and 80s Houses, and Almost Nothing Else

Sleepy Hollow has about 1,214 housing units and is effectively a single-product village: 93.1% single-family detached, 93.2% owner-occupied, and almost no multifamily at all. 43.1% of the housing was built between 1970 and 1989 and another 33.8% between 1940 and 1969, giving the oldest median year built of any village in our Kane County service area — 1979. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

These are large houses. The median home has 8.1 rooms and 53.8% are four-bedroom. Roofs that size, at that age, are usually on their second or third covering — which means a tear-off here frequently turns up decking that needs attention, and often more than one existing layer.

We quote decking replacement as a per-sheet unit price up front, so if we open the roof and find rot, you already know what it costs rather than getting a number invented on the day.

Recent Storms Over Sleepy Hollow

June 24, 2026. The National Weather Service logged wind damage at Sleepy Hollow at 6:12 PM — a report filed at the village itself. Two minutes later and about two miles east, West Dundee recorded a measured 55 mph gust.

July 27, 2026. One-inch hail was reported one mile south of West Dundee at 10:58 AM, with a measured 54 mph gust one mile west at 11:24 AM — the next village over.

June 10, 2026 — derecho. A measured 65 mph gust two miles north of Carpentersville at 3:20 PM, trees down onto the road.

In a village with this much mature tree canopy, wind events do double damage — the gust itself, and then the limbs. Impact damage from a falling branch is obvious; a broken shingle seal from the same gust is not, and it is the one that leaks next spring.

Permits in Sleepy Hollow — Published Fees

Sleepy Hollow publishes its roofing permit fees, and they are the highest in our service area, so it is worth budgeting for properly. A single or two-family roof replacement permit is $300.00; multiple-family or other use groups, entire building, is $500.00. The village adds a 10% administrative fee to all permits and rounds up to the next dollar. That schedule took effect January 1, 2023.

Building Services is at One Thorobred Lane (Village Hall 847-426-6700; Building Safety and Zoning 847-428-3388). We pull the permit and meet the inspector as part of the job.

Working on a Sleepy Hollow Property

The thing that makes Sleepy Hollow pleasant to live in makes it harder to roof, and any contractor who has actually worked here will tell you the same: no curbs, no sidewalks, narrow winding roads and heavy mature tree canopy.

Practically, that means dumpster placement has to be planned rather than assumed — there is often no curb line to set it against, and putting it on turf without protection wrecks a lawn. Material delivery trucks need a turning plan on cul-de-sacs. And low branches over the drive decide where the boom truck can actually reach.

We walk the site and agree staging with you before the crew arrives, put plywood down under the dumpster, tarp landscaping, and run a magnet sweep over drives and lawn at the end of every day. On a wooded lot that last one matters more than it sounds.

Sleepy Hollow Roofing Questions

What does a roofing permit cost in Sleepy Hollow?
The village publishes $300.00 for a single or two-family roof replacement, plus a 10% administrative fee, with all fees rounded up to the next dollar. Multiple-family or other use groups are $500.00. It is the highest published roofing permit fee in our service area, and we build it into the estimate rather than surprising you with it.
My lot is wooded with no curb. Where does the dumpster go?
We plan that with you before the crew arrives. Usually it goes on the driveway on plywood to protect the surface; where that is not possible we protect turf. We also tarp landscaping and run a magnet sweep over drives and lawn at the end of every day.
My house is from the late 1970s. Should I expect decking work?
Possibly, and we price for the possibility honestly. Over 43% of Sleepy Hollow's housing was built between 1970 and 1989, so most roofs here are on a second or third covering. We quote decking replacement as a per-sheet unit price up front so there are no invented numbers on the day.
