Common Roof Problems We Fix

  • Roof leaks and ceiling stains — traced to the source, not just patched where the water shows up.
  • Chimney, skylight and wall flashing — the number one leak point on Elgin-area homes; we rebuild step and counter flashing in metal, not caulk.
  • Missing, torn or lifted shingles after wind — replaced and resealed.
  • Pipe boots and vent flashings — the rubber cracks after 10–15 years and leaks around the plumbing stack.
  • Ice dam damage — repair of lifted shingles and interior damage, plus ventilation and insulation advice so it doesn't happen again.
  • Valley leaks — worn or improperly woven valleys rebuilt with ice-and-water shield and metal.
  • Nail pops and exposed fasteners — sealed or reset before they become leaks.
  • Sagging or soft decking — rotted plywood replaced and reshingled.
  • Gutter and drip-edge problems that push water back under the shingles.
  • Flat roof leaks on garages, additions and commercial buildings — EPDM and TPO seams, flashings, drains and ponding.

Repair or Replace?

This is the question behind most calls we get, and we answer it the same way every time: what's the age and overall condition of the roof, and how localized is the problem?

Repair usually makes sense when…

  • The roof is under about 15 years old.
  • The damage is in one area — a valley, a chimney, one slope hit by wind.
  • The shingles are still flexible enough to lift and reseal.
  • The decking is sound.

Replacement usually makes sense when…

  • The roof is 20+ years old and failing in several places.
  • Shingles are brittle, curling or losing granules across the roof.
  • You've had multiple repairs and leaks keep moving.
  • Storm damage is widespread enough that insurance is involved — see storm damage.

Either way you get a written estimate and a straight answer. If replacement is the right call, our roof replacement page explains the process. If you just want a second opinion, ask for a roof inspection.

WHAT TO EXPECT

Call or send the form and a project manager calls you back — usually the same business day. We schedule a visit, get on the roof (and in the attic if needed), find the source and give you a written price. Most repairs are done in a single visit; if we need to order matching shingles or metal, we'll tell you when. Active leaks get a temporary patch or tarp first so your house stops taking on water while the permanent repair is scheduled. Every repair is cleaned up and photographed so you can see what was done.

Office hours are Monday–Saturday, 7:30 AM–5:00 PM. Call (630) 289-2224.

COMMERCIAL & FLAT ROOF REPAIR

Flat and low-slope roofs fail differently: open seams, split flashings at curbs and walls, clogged drains, ponding water and punctures from foot traffic or HVAC work. As a Carlisle SynTec authorized applicator we repair EPDM and TPO membranes with compatible materials so the fix lasts and doesn't void an existing warranty. We service industrial buildings, retail, offices, churches, schools and HOA/multifamily properties across Elgin, Schaumburg, Hoffman Estates and the western suburbs, and we can set up a maintenance inspection schedule so small problems get caught before they're ceiling tiles on the floor. See our commercial roofing page.

What Roof Repairs Cost

Repair pricing depends on what's wrong, where it is on the roof, how steep the roof is and whether decking is involved. As a general guide for the Elgin area — ranges, not quotes — simple shingle, boot and sealant repairs are typically a few hundred dollars; chimney or skylight flashing rebuilds and valley repairs run more; and repairs that turn up rotted decking are priced by the sheet. Emergency tarping is billed separately from the permanent repair. We give you the number in writing before we start, and the estimate visit is free.

What Does It Cost?

We publish the actual market price ranges for the Chicago area — per square by material, what drives the number up, and a calculator that shows you a range on the page without asking for your email. Every figure is sourced and dated.

Roof Repair FAQ

How much does a roof repair cost in the Elgin area?

Small repairs — a few shingles, a pipe boot, resealing a vent — are usually a few hundred dollars. Flashing rebuilds around chimneys, skylights or walls, or repairs that involve decking, run higher. Those are broad Illinois-area ranges, not a quote; we price each repair after we've seen it, and the estimate is free.

Do you do emergency roof repairs?

Yes. If water is coming in, call (630) 289-2224. We'll get a tarp or a temporary patch on as quickly as our schedule allows and follow up with a permanent repair. Our office hours are Monday through Saturday, 7:30 to 5:00.

How do I know if I need a repair or a whole new roof?

If the roof is under about 15 years old and the problem is in one place — a flashing, a vent, a wind-blown section — repair almost always makes sense. If the roof is near the end of its life, has failed in several places, or the shingles are too brittle to work with, patching is throwing money at a roof that needs replacing. We'll tell you straight which one you have.

Why does my roof only leak sometimes?

Wind-driven rain, ice dams and clogged gutters all cause leaks that only show up under certain conditions. Ice dams in particular can push water under shingles in February and never leak again until next winter. Finding the real entry point — which is often several feet away from the stain on your ceiling — is what an experienced repair technician is for.

Can you match my existing shingles?

Usually we can get very close. We identify the manufacturer and color and source a match; on older or discontinued shingles we choose the nearest blend and, where possible, place the repair where it's least visible. Weathered shingles never match brand-new ones perfectly, and we'll show you what to expect before we start.
