The Median Kane County Roof Is Due Now

Kane County has roughly 196,000 housing units and about 140,000 of them are owner-occupied. The median Kane County home was built in 1985. (Source: US Census QuickFacts and CMAP Community Data Snapshots, ACS 2020–2024.)

Break that down by decade and the picture gets sharper. About 12.7% of the county's housing predates 1940, but 16.0% was built in the 1990s and 21.3% in the 2000s — more than a third of all housing in the county, roughly 73,000 homes, put up inside 20 years.

Asphalt shingles last 20 to 30 years in a climate that runs from −10°F to 95°F and takes hail most springs. That means the 1990s cohort is at or past the end of its first roof right now, and the 2000s cohort follows over the next decade. It is why you see three tear-offs on a single street in one summer, and it is the single biggest fact about roofing demand in this county.

Kane County specifically was under two derechos in 2026 — June 10 and August 11 — plus a tornado outbreak on June 11 that produced 24 tornadoes across the Chicago area, the second-largest on record, including an EF-1 west of Bartlett. Documented gusts inside the county included 65 mph at Carpentersville, 63 mph at Gilberts and 85–97 mph at Sugar Grove.

Permits and Licensing in Kane County

Nearly every Kane County municipality requires a permit for a roof replacement, and the fees differ. Where villages publish them: Campton Hills $135 residential tear-off ($270 commercial), West Dundee $50, North Aurora $75. Unincorporated addresses are permitted through Kane County's Building & Zoning Division. We confirm which authority covers your address before we quote.

Illinois is one of the few states that licenses roofing contractors at state level, under the Illinois Roofing Industry Licensing Act. The law requires the license number on advertising, contracts and permits. Ours is 104.004825. North Aurora will not even issue a roofing permit without a copy of the contractor's state license — a useful reminder that anyone who cannot produce one cannot legally do your roof.

Kane County Roofing Questions

Which Kane County towns does DFC Roofing serve?
All of them, from our office at 1360 River Rd in South Elgin. We have dedicated pages for all 17 Kane County communities we serve - South Elgin, Elgin, St. Charles, Geneva, Batavia, Carpentersville, West Dundee, East Dundee, Sleepy Hollow, Campton Hills, Elburn, Gilberts, Pingree Grove, Hampshire, Sugar Grove, North Aurora and Wayne - plus Bartlett, Streamwood, Hanover Park, Algonquin, Huntley, Schaumburg and Hoffman Estates just over the county line.
Why do so many Kane County roofs need replacing at once?
Because they were built at once. The median Kane County home was built in 1985, and 37% of the county's housing went up between 1990 and 2009 - roughly 73,000 homes. Asphalt shingles last 20 to 30 years in this climate, so whole subdivisions reach the end of their first roof within a few years of each other.
Does Kane County get enough hail to matter?
Yes. Illinois ranked second in the nation for State Farm hail claims in 2024 and third in 2023 and 2025. Kane County was under documented severe weather repeatedly in 2025 and 2026, including two derechos and a tornado outbreak. We keep a dated record of those events with National Weather Service sources.
Do I need a permit to replace a roof in Kane County?
In almost every Kane County municipality, yes - and the fee and requirements vary by village. Campton Hills publishes $135 for a residential tear-off, West Dundee $50, North Aurora $75. Unincorporated addresses are permitted through Kane County's Building & Zoning Division. We confirm which applies to your address, pull the permit and meet the inspector.
