Roofing Contractor in Hampshire, IL
Hampshire was first settled in 1836 by Zenas Allen of Vermont and was originally called Henpeck. It grew along the Chicago–Galena stagecoach trail, then in 1876 the village physically moved to align itself with the Chicago–Pacific railroad line, incorporating the same year. By 1893 it was the second-largest milk shipping station in Illinois.

Four Homes in Five Built Since 1990
Hampshire has about 2,604 housing units, and 81.6% of them were built in 1990 or later — 56.3% between 1990 and 2009 and another 25.3% since 2010. The median year built is 2004. Only 3.5% predates 1940. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)
About 32.9% is single-family attached — townhomes and rowhomes — against 66.3% detached, with owner-occupancy at 83.3%.
That profile puts most of Hampshire in the first-replacement window right now. Original builder shingles from the late 1990s and early 2000s are reaching 20 to 30 years, which in this climate is the end of a realistic service life. First replacements are usually the cheapest kind of roof job: one layer, sound plywood decking, a clean predictable tear-off.
It is also the moment to fix what the builder economised on — ice-and-water coverage at the eaves and valleys, ridge ventilation, and proper pipe boots rather than the cheap ones that crack around year twelve.
Recent Storms Over Hampshire
April 14, 2026. The village's emergency manager reported power lines down on the north side of Hampshire at 9:25 PM. The same evening produced one-inch hail at Huntley at 9:34 PM, one-inch hail two miles west of South Elgin at 10:21 PM, and wires down along Route 47 at Lily Lake.
June 10, 2026 — derecho. Two miles west-northwest of Hampshire at 2:55 PM, a tree branch broke and fell onto power lines. The wider system brought 80–85 mph winds across Kane, DeKalb and DuPage.
Neither event produced a measured gust or an observed hail size at Hampshire itself, and we would rather say that than dress it up. Damage reported immediately around a village usually means the storm crossed it — but only a look at your actual roof settles it.
Permits in Hampshire — Requirements Worth Reading
Hampshire publishes clearer roofing requirements than almost any village in the county, and they are worth knowing because they are a good test of any bid you receive. Permits go through Village Hall at 234 S. State Street (847-683-2181), with plan review and inspections handled by SAFEbuilt (847-510-4104).
The village requires: not more than two applications of any type of roof covering; ice-and-water shield applied from the eaves edge to a point at least 24 inches inside the exterior wall line; a copy of a valid State of Illinois roofing license; an HOA approval letter where applicable; and that all dumpsters be stored on private property. A final inspection is required.
Two of those are genuinely useful filters for a homeowner. If a bid does not mention ice-and-water shield at the eaves, it does not meet Hampshire's requirement. And a contractor who cannot produce an Illinois roofing license cannot pull a permit here at all — ours is 104.004825.
Hampshire does not publish a roofing permit fee; the current schedule has no roofing line item. We confirm the figure with SAFEbuilt before quoting.
