1970s–2000s Custom Homes on Large Lots

Campton Hills has roughly 3,777 housing units with a median year built of 1989. About 38% went up between 1970 and 1989 and another 45% between 1990 and 2009. Only 3% has been built since 2010. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

What that means in practice is a village of large custom and semi-custom homes on generous lots, many with the complicated rooflines that came with that era — multiple gables, dormers, turrets, deep valleys, cathedral ceilings with limited attic space, and long runs of fascia and gutter.

Complex roofs are where cheap bids go wrong. Valley detail, step flashing into brick and stone, cricket construction behind chimneys and proper ventilation of cathedral sections are all places where the shortcut is invisible for three years and then leaks. We quote those details explicitly so you can compare bids on something other than the headline number.

Recent Storms Over Campton Hills

June 10, 2026 — derecho. The National Weather Service logged damage one mile south-southwest of Campton Hills at 3:07 PM — “large main limb of a tree, at least 12 inches in diameter, snapped” — and multiple trees with broken branches near Route 64 and Dean Street at 3:11 PM.

April 27, 2026. During a wake-low wind event, damage was logged four miles north-northeast of Campton Hills, where the Weather Service noted siding removed from a house as the winds moved through.

Twelve-inch limbs snapping means wind well into the range that breaks shingle seal strips. On the steep, complex roofs common here, the vulnerable points are hips, ridges and rake edges — none of which you can assess from the driveway.

Permits in Campton Hills — Published Fees

Campton Hills publishes its roofing permit fees, which makes budgeting straightforward. A residential tear-off permit is $135.00 and a commercial tear-off is $270.00, through the village's Building & Zoning Department at 40W270 LaFox Road, Suite B (630-584-5700).

The village allows a maximum of two layers, and notes that adding a single layer of asphalt shingles over an existing one does not require a permit — only a tear-off does. We will tell you honestly which your roof should have; in almost every case a tear-off is the right answer, because layering hides decking problems and shortens the life of the new shingles.

Some addresses around Campton Hills remain unincorporated, in which case Kane County's Building & Zoning Division permits the work instead. We confirm which applies to your address before quoting.

Campton Hills Roofing Questions

What does a roofing permit cost in Campton Hills?
The village publishes $135.00 for a residential tear-off permit and $270.00 for a commercial tear-off. Adding a single layer over an existing roof does not require a permit, though we rarely recommend layering. We pull the permit as part of the job.
Should I layer over my existing roof to avoid the permit?
We would advise against it. Layering hides decking damage, adds weight, traps heat that shortens the new shingles' life, and leaves you with two layers to remove later at higher cost. The permit is $135; it is not the expensive part of the decision.
My Campton Hills home has a complicated roof. Does that change the price?
Yes, and honestly it should. Multiple gables, dormers, deep valleys and chimney crickets take more labor and more flashing material than a simple gable of the same square footage. We itemise those details so you can compare bids properly rather than on headline price alone.
