DFC Roofing project

Roofing Contractor in Elburn, IL

Elburn started life as Blackberry Station on the railroad in 1854 and incorporated in 1886. Since January 2006 it has been the western terminus of Metra's Union Pacific West line, which is a large part of why the village grew the way it did.

A Village of First-Replacement Roofs

Elburn's 2,731 housing units skew strikingly new: 51.2% built between 1990 and 2009 and another 24.2% since 2010, with a median year built of 2000. Only 2.7% predates 1940. (Source: CMAP Community Data Snapshot, ACS 2020–2024.)

Three quarters of the village's roofs are therefore either on their original builder shingles or barely past them. For the 1990s and early 2000s homes, that original covering is now 20 to 30 years old and reaching the end of its practical life — particularly the three-tab and lighter architectural products that were standard on subdivision builds of that era.

Being first replacement is good news. It usually means one layer, sound plywood decking, and a clean, predictable tear-off — the least expensive kind of roof replacement there is. It is also the moment to fix the things the builder economised on: ice-and-water coverage at the eaves and valleys, ridge ventilation, and proper pipe boots rather than the cheap ones that crack at year 12 and start the leak that made you call.

Recent Storms Over Elburn

June 8, 2025 — Batavia microburst. The National Weather Service recorded one-inch hail one mile southeast of Elburn at 2:43 PM and wind damage four miles southeast at 2:45 PM. The parent event peaked at a measured 83 mph near Batavia with hail estimated to 2.50 inches — tennis-ball size.

April 15, 2026. Trees were reported down blocking Keslinger and Harley Roads three miles east-southeast of Elburn at 9:44 PM, with a vehicle striking a fallen tree.

Tennis-ball hail a few miles away and one-inch hail in the village is a combination worth taking seriously. Hail damage does not have to be visible from the ground to be real, and Illinois insurers generally expect claims to be filed within a defined window after the event.

Permits in Elburn

The Village of Elburn's Building & Zoning Department (630-365-5061) publishes a dedicated reroofing application, so a permit is required for roof replacement here. DFC Roofing completes the application, pulls the permit and meets the inspector.

Some addresses just outside the village limits are unincorporated and are permitted through Kane County's Building & Zoning Division instead. We confirm which applies before quoting.

Commercial Roofing in Elburn

DFC Roofing is a Carlisle SynTec authorized applicator, which means we can offer No Dollar Limit warranties on commercial single-ply work in Elburn — EPDM and TPO flat roofs, architectural sheet metal and steep-slope commercial. We work with property managers, associations, churches, schools and building owners.

Elburn Roofing Questions

My Elburn house was built around 2002. Is it too early to replace the roof?
Not necessarily. Original builder shingles from that era are typically 20–30 year products in a climate that is hard on them, and a lot of them are showing granule loss and cracked pipe boots by now. An estimate is free and takes about 45 minutes — if you have years left, we will say so.
Do I need a permit to replace my roof in Elburn?
Yes. The Village of Elburn publishes a dedicated reroofing application through its Building & Zoning Department. If your address is unincorporated, Kane County permits it instead. We handle either.
Elburn had hail in June 2025. Is it too late to do anything about it?
Possibly not, but do not wait to find out. Illinois insurers generally expect claims within a defined window after the event, and the window varies by policy. We will inspect free and document what we find with photos; you can take that to your carrier and ask.
