DFC Roofing crew replacing an asphalt shingle roof on a home in the Elgin, IL area

Roof Replacement in Elgin, South Elgin & Kane County

Roof replacement is the job DFC Roofing does most, and the one we're proudest of. Since 1979 our family-owned crews have torn off and reroofed thousands of homes across Elgin, South Elgin and the Fox Valley — ranches, split-levels, two-stories and everything in between. We use architectural asphalt shingles from the major manufacturers, install them the way the manufacturer specifies, and clean up like we were never there.

You'll deal with a project manager from the first phone call through the final magnet sweep, not a salesperson who disappears after the contract is signed.

Signs You Need a New Roof

Not every problem calls for a full replacement — plenty of leaks are a repair. But if you're seeing several of these on a roof that's 18 to 25 years old, it's time to start planning:

  • Curling, cupping or cracked shingles — the asphalt has dried out and the shingle no longer seals.
  • Granules in the gutters or at the downspouts — the protective surface is wearing off, and bald spots follow.
  • Missing shingles or tabs after windstorms — a sign the seal strips have failed across the roof, not just in one spot.
  • Daylight in the attic, or dark stains on the underside of the decking.
  • Sagging or spongy areas when you walk the roof — usually rotted decking underneath.
  • Repeated leaks in different places, or repairs that don't hold.
  • Neighbors with the same builder-grade roof are all replacing theirs — roofs in a subdivision tend to age together.
  • Hail or wind damage documented by an inspection — see our storm damage page.

Not sure? Ask for a roof inspection. We'll tell you honestly whether you have a repair, a few more years, or a replacement on your hands.

Our Roof Replacement Process

  1. Inspection. A project manager walks your roof and attic, measures, photographs problem areas and checks decking, flashing and ventilation.
  2. Written estimate. You get a clear, itemized proposal — shingle options, underlayment, ice-and-water shield, flashing, ventilation, permit and cleanup — with no pressure and no gimmick "sign today" pricing.
  3. Scheduling and permit. We pull the permit with your city or village, order materials and set a date. We'll tell you how to prep (cars out of the driveway, fragile items off shelves).
  4. Tear-off. Old shingles, felt and flashing come off down to the wood deck. Debris goes straight into a dumpster or truck, and we protect landscaping, siding and windows.
  5. Deck check. Every sheet of decking is inspected. Soft or rotted wood is replaced before anything goes back on — you approve any additional decking before we install it.
  6. Underlayment and ice-and-water shield. Self-adhering ice-and-water membrane at eaves, valleys and penetrations (required by code in our climate), synthetic underlayment over the field, new drip edge.
  7. Installation. Starter strip, shingles nailed to manufacturer spec, new step and counter flashing, pipe boots, ridge vent or other ventilation as designed, and matching ridge cap.
  8. Cleanup and magnet sweep. Gutters cleaned of debris, yard and driveway swept, and a rolling magnet run over the lawn, beds and drive to pick up nails. Then a final walk-through with you.

Most homes are done in one to two days. You'll have a phone number for your project manager the whole time.

Roofing Material Options

Architectural Asphalt Shingles

Our most common install and the best value for most Elgin-area homes. Dimensional (laminated) shingles from the major manufacturers in a wide range of colors, with better wind and impact ratings than old three-tab shingles. Ask about impact-resistant (Class 4) options if hail is a concern.

Cedar Shake & Shingle

The classic look on many St. Charles, Geneva and Barrington homes. We install and repair cedar, and we can also replace an aging cedar roof with a dimensional shingle designed to look like shake — often at a lower cost and with less maintenance.

Metal Roofing

Standing-seam and architectural metal for accents, porches, bay windows and whole homes. Long life, sheds snow well, and pairs nicely with shingles on the main roof. Our sheet-metal experience comes from decades of commercial roofing.

Flat & Low-Slope Sections

Additions, porches, dormers and garages with little pitch shouldn't get shingles — they get a membrane. We're a Carlisle SynTec authorized applicator for EPDM and TPO, so the flat part of your house gets the same system we put on commercial buildings.

What Affects Roof Replacement Cost in the Elgin Area

Every roof is priced individually, and the estimate is free. These are the factors that move the number the most:

  • Size and pitch. Roofing is measured in "squares" (100 sq ft). Steeper roofs take longer and need more safety equipment.
  • Layers to remove. A second (or third) layer of old shingles means more labor and disposal.
  • Decking condition. Rotted plywood or plank decking is replaced per sheet — we'll show you before we bill it.
  • Roof complexity. Valleys, dormers, skylights, chimneys and multiple hips add flashing and cutting time.
  • Materials. Shingle tier, underlayment, ice-and-water coverage and metal all vary.
  • Ventilation. Adding ridge vent, intake vents or correcting a bad attic setup protects the new roof and may be required by the manufacturer.
  • Permits. Fees vary by town; we include them.
  • Access. Tight lots, long carries or landscaping that needs protection.

Warranties & Insurance Claims

Two warranties on every roof

Your new roof is covered by the shingle manufacturer's material warranty and by DFC Roofing's own workmanship warranty. Manufacturer terms depend on the product line and on whether the full system (starter, underlayment, ridge cap, ventilation) is installed to spec — which is how we install it. Ask us to explain the options; we'll put the terms in writing with your estimate.

Storm and hail damage

If wind or hail is the reason you need a roof, we document the damage, meet your adjuster on the roof and make sure the scope is complete. Customers have told us we "took care of everything with the insurance company." Start with our storm damage page.

What Does It Cost?

We publish the actual market price ranges for the Chicago area — per square by material, what drives the number up, and a calculator that shows you a range on the page without asking for your email. Every figure is sourced and dated.

Roof Replacement FAQ

How much does a roof replacement cost in Elgin, IL?

It depends on the size and pitch of the roof, how many layers have to come off, the condition of the decking, the shingle you choose and the ventilation and flashing details. As a general Illinois-area range (not a DFC quote), most single-family asphalt shingle replacements in the Chicago suburbs land somewhere in the low five figures; larger, steeper or more complex roofs cost more. The only accurate number is a written estimate after we've measured and inspected your roof — that estimate is free and there is no obligation.

How long does a roof replacement take?

Most homes in the Elgin area are torn off and reroofed in one to two days once materials are delivered. Large or steep roofs, homes with multiple layers, or jobs that uncover rotted decking can take longer. Weather is the other variable — we don't open a roof if rain is coming that day.

Do I need a permit to replace my roof in Elgin or South Elgin?

Yes, roof replacements in Elgin, South Elgin and most surrounding villages require a building permit. We pull the permit and schedule any required inspections as part of the job, so you don't have to deal with the building department.

Can you install new shingles over my old roof instead of tearing it off?

We recommend a full tear-off. Layering over old shingles hides deck damage, adds weight, shortens the life of the new roof and can affect the manufacturer's warranty. Illinois code also limits how many layers a roof can carry. Tear-off lets us inspect and repair the decking and install proper ice-and-water shield and underlayment.

What warranty comes with a new roof?

You get two: the shingle manufacturer's material warranty and DFC Roofing's own workmanship warranty. Terms vary by product line and system, so ask us to walk you through the options when we give you your estimate — the difference between shingle tiers is often the length and coverage of the warranty.
